Purpose
These general terms (the "Terms") govern the short-term rental of the tourist furnished accommodation known as "Ker Paravel", located at 600 rue de la Fourberie, 35800 Saint-Lunaire. They apply to any booking made directly with the owner, via kerparavel.fr or any other channel (email, telephone).
Confirming a booking implies full and unconditional acceptance of these Terms and of the Privacy Policy.

The owner rents Ker Paravel as a private individual; it is not a professional activity.
The rental
A furnished house of approximately 150 m², in Saint-Lunaire on the Côte d'Émeraude.
Four bedrooms, sleeping ten: a ground-floor master suite (double bed, en-suite), two upstairs double bedrooms and an upstairs bunk-bed dormitory (sleeping four).
Indoor and outdoor equipment as detailed on the site, subject to minor evolution. Minimum stay: three nights. Maximum capacity: ten people.
Pricing
Prices are quoted in euros, all taxes included, and cover the end-of-stay cleaning and household linen (bed linen, towels, tea towels and bath mats).
The local tourist tax, collected on behalf of the commune of Saint-Lunaire, is invoiced separately at the rate in force.
For stays of more than fifteen consecutive nights, a mid-stay clean is required and invoiced at €180.
No other charges are due beyond those explicitly stated at the time of booking.
Booking & payment
Bookings are made via our technical provider Lodgify Ltd.. The guest provides their stay dates, the number of people and their contact details.
Full payment of the stay is required at the time of booking, by credit card via Lodgify Ltd. (secure payment). No banking information is stored by the owner.
The booking becomes firm only after the owner has confirmed it in writing and full payment has been received. A confirmation is sent by email within 24 hours.
Damage deposit
A damage deposit of €1,500 is held as a card pre-authorisation on arrival, via Lodgify Ltd..
The pre-authorisation is released after departure, following inspection of the property and provided there are no damages or breaches (lost keys, severely insufficient cleanliness, material damage). Where a deduction is made, the breakdown and supporting evidence are provided to the guest.
Arrival & departure
Arrival is between 4 pm and 8 pm on the arrival day. Departure is before 10 am on the departure day.
Welcome on site is in person, by our local team. For any arrival outside these hours, the guest must notify the owner in advance to arrange the key handover.
In case of unannounced lateness, the owner reserves the right to defer arrival to the following morning without compensation.
Capacity & occupancy
The total number of occupants must not exceed ten, including infants.
Any unauthorised overcapacity may lead to immediate termination of the contract without refund.
The property is strictly reserved for residential family or friends use. Parties, dance events or any gathering creating nuisance for the neighbourhood are not permitted.
House rules
The house is non-smoking. Pets are not accepted.
The wood stove may be used from October to March, in accordance with the instructions provided on arrival.
The guest undertakes to respect the neighbours' peace, in particular between 10 pm and 8 am. Children are at all times under the responsibility of the accompanying adults, in particular in the garden and near the wood stove.
Cancellation by the guest
More than thirty days before arrival, cancellation is free of charge: the full stay is refunded, except for any bank fees retained by the payment provider.
Within thirty days of arrival, the full stay remains due; only the tourist tax and any invoiced supplements are refunded.
No refund is due in case of shortened stay or early departure.
Cancellation by the owner
Where the property cannot be made available (loss, force majeure), the owner shall propose, as soon as possible, an alternative on equivalent dates or, failing that, a full refund of sums paid, to the exclusion of any further compensation.
Force majeure
Neither party shall be held liable for any breach of its obligations resulting from a force majeure event within the meaning of article 1218 of the French Civil Code. Sums paid are refunded in full where the event prevents the stay from taking place, without any further compensation being due.
Liability
The guest is liable for any damage caused to the property and its contents during the stay.
The owner cannot be held liable for the loss, theft or damage of the guest's personal belongings, or for damages caused by external events (weather, network outages, etc.).
Personal data
The processing of personal data communicated by the guest at the time of booking and during the stay is described in the Privacy Policy, available on the site.
Applicable law & jurisdiction
These Terms are governed by French law. In the event of a dispute, and after any amicable resolution attempt and mediation has failed, the courts of the owner's place of residence have sole jurisdiction.
Amendments to the Terms
The Terms applicable to a booking are those published on the site at the date of booking. Subsequent changes have no effect on confirmed bookings.
